Tenant representation:
For more than 12 years Kinzer has provided site and negotiation services for all of Starbucks’ non-retail facilities, including a 200,000 SF interim headquarters and a 900,000 SF permanent headquarters facility. Services also included development of complex GAAP, tax and financial structures, with unique landlord/tenant contractual relationships.

Tenant representation:
Provided tenant representation services during site selection, design and construction of a 250,000 SF build-to-suit regional headquarters campus. Services included examination of qualitative and financial impact of various sites, including purchase and lease options, and a comprehensive final site selection analysis. Assisted with architectural and engineering RFP development, the negotiating of contracts on behalf of tenant and review pre-construction and construction work. In 1998, NAIOP’s Washington State Chapter named this project “Office Development of the Year."


Tenant representation:
The vision was to have multiple venture capital firms on a single floor, each having their own space as well as sharing space and resources with each other to benefit from the synergy of the tenant mix. Kinzer fulfilled this vision by successfully assembling an all-star roster of venture capital-related firms to occupy a single floor in 505 Union Station, negotiating leases between the various tenants as well as with the landlord.


Tenant representation:
Assisted Teledesic with very unique space requirement for 75,000 SF of Class A “garage” office space in a warehouse, located within the urban core, for its research and development team. The solution required Kinzer to negotiate flexible lease terms for interim space allowing Teledesic to move into a new space over a 12 to 18-month time-frame as well as identify a site negotiate a unique “residential tenant improvement” lease for the long term solution. Teledesic ultimately converted a warehouse into a state-of-the-art space that has all the advantages of premier, high-tech office space.


Site selection and negotiation services:
Provide complex facility site selection for multiple U.S. and international roasting and manufacturing plant facilities.The international and regional site selection search processes involved a comprehensive econometric analysis of real estate costs, wage considerations, transportation, utility costs, tax obligations and governmental incentives at the federal, state and local levels. Analysis also included a thorough understanding and review of development and environmental regulations, political and community support.

Upon selecting the best sites, Kinzer initiated parallel negotiations on purchase or lease agreements as well as on water rights, utility rights, environmental credits, land use rights and developmental rights. Additional support included project management, developer selection and the creation of innovative financing arrangements.
