Site selection and negotiation services :
Assisted the Seattle Symphony in site selection and property assemblage for the relocation of the Symphony to downtown Seattle. Services provided by Kinzer culminated in the acquisition of a $15 million, 86,000 SF property block that now houses the Symphony at Benaroya Hall.


Tenant representation :
Developed and led the consulting team on behalf of the Public Facilities District in acquiring 22 properties for the new stadium while avoiding use of eminent domain litigation. Also provided site search and negotiation services to locate/develop new facilities and relocate more then 20 businesses, including a 600-patient methadone clinic, a public storage company with more then 300 individual relocations, and a number of high profile businesses, under an extremely tight six-month schedule.


Acquisition and disposition services :
Led the City of Seattle in strategy development, negotiations, due diligence and financial analysis that culminated in the City’s purchase of the 1 million SF Key Tower for $120 million. Included managing interests of two owners in default, seven banks holding deed-of-trust, nine Council members and the Mayor. Also performed similar real estate services for the City in its attempt to sell Key Tower for more than $250 million.


Disposition services :
Retained by the City of Seattle to assist in the disposition of the 15 story, 325,000 SF Dexter Horton Building. Services included strategy, marketing, negotiation, due diligence, and financial analysis. The building sold in 2000 for $46 million.
