This assignment included the disposition of HCSA’s old manufacturing facility after Kinzer helped them select the site and develop their new state-of-the-art hospital laundry facility in Auburn. The old facility was not reflective of highest and best use so Kinzer got creative.
Based on a comprehensive land use analysis, Kinzer determined the site zoning allowed for bonus zoning associated with adjacent institutional use. Kinzer successfully negotiated a deal with Seattle University and obtained pricing well above pricing reflective of the underlying zoning, allowing a local university to increase their footprint.
