Intellectual Ventures is the global leader in the business of invention. They collaborate with leading inventors, partner with pioneering companies and invest both expertise and capital in the process of invention to energize and streamline an invention economy that will drive innovation around the world. They had five Bellevue offices, three of which were going to be condemned by Sound Transit for a new light rail station.

Solution

Our team stayed nimble to adapt to IV’s data-driven culture and decision-making process. We successfully completed a site selection process to find a new co-location facility, while negotiating several short-term lease renewals and navigating the eminent domain process with Sound Transit. The new Intellectual Ventures Laboratory facility required creativity and an open mind; an old 50,000 SF office/warehouse building Kinzer discovered could be expanded to accommodate the 95,000 SF requirement and a conversion of the warehouse to a world-class lab would help recruit the top inventors on a global basis.
