Starbucks growth didn’t just include their office space. Keeping up with demand for coffee had them needing more facilities for roasting as well as people. With the country (no, the world!) as their oyster, Kinzer set out to find the best fit while negotiating not just the real estate, but economic incentives from each local jurisdiction.
Kinzer provided a comprehensive econometric analysis of real estate costs, wage comparisons, transportation, utility costs, tax obligations, and government incentives at the federal, state and ocal levels. Analysis also included a thorough understanding of review of development and environmental regulations, political, and community support.
Upon selecting the best sites, Kinzer initiated parallel negotiations on purchase or lease and development agreements, as well as water rights, utility rights, environmental credits, land-use rights, and entitlements. Our support didn’t stop there, it included project management, developer selection and the creation of innovative financing arrangements. All told, Kinzer has worked on 8 roasting plants and manufacturing plant facilities for Starbucks.
